Kit storage? Work area?

I know this has nothing to do with the machine we all love so much, but I need some ideas on what to do.

I just moved into a new house and I'm re-doing the garage with new ceilings and cornice and paint and rubber floor mats.... you get the idea.

The garage is 7m x 6m, enough space for 2 cars and my baby. Next to the garage is a outside room, its about 2.5m x 4m. I want to make this my "tool room" for all my gadgets like compressor, bench, toolboxes, tire warmers, trackday chairs and the lot. I also want to keep my kit in there like helmets, all the leather stuff, boots and what not.

What would be the best in terms of space, practicallity and cost effective way of doing this? I am hands on when it comes to DIY stuff. I would also like it to be lockable.

Any ideas or maybe pics of you existing "kit/tool space" would be greatly appreciated.
